Introduction
Clearing a plot for development is rarely just cutting back scrub and hauling it away. On Glasgow infill and brownfield sites in particular, what looks like straightforward vegetation often sits over old root plates, buried hardstanding or soil that won't carry a foundation without further work, and getting that wrong early costs far more to put right once a groundworker or engineer is already on site.
Our ground clearance service strips a plot back to workable ground - vegetation, roots, topsoil - and grades and compacts it to the levels a development actually needs, working alongside our site clearance and stump grinding services where a site needs both debris removal and root-level ground preparation. Where a plot carries retained or protected trees, we assess which are stable enough to stay within the new layout rather than defaulting to clearing everything, and any tree work is carried out to British Standard BS3998.
Key Selling Points
- NPTC-certified team with over £5 million public liability insurance
- Ground graded and compacted to construction-ready levels, not just cleared of visible growth
- Free, no-obligation site assessment within 24-48 hours of contact
Where Ground Clearance Ends and Other Trades Take Over
- Vegetation and scrub clearance down to bare ground across the plot
- Root system removal - grinding or digging out root balls and root plates left after any tree felling, so they don't rot and cause the ground to settle once foundations go in
- Topsoil stripping, with storage or reuse on site where the design calls for it
- Soil quality and compaction assessment, checking ground-bearing capacity and flagging where extra sub-base or fill will be needed before foundation work starts
- Grading and levelling to the falls and finished levels specified by a groundworker or structural engineer
- Assessment of any protected or retained trees on site under our NPTC Tree Inspection qualification, working out which specimens can be kept within the development layout
- Preparing drainage runs and soakaway locations as part of the levelling work
Not Included / Costed Separately
- Actual remediation of contaminated ground - soil removal, chemical treatment or barrier installation is carried out by licensed contaminated land specialists we coordinate with, not by our own crew
- Demolition of existing buildings, hard standings or below-ground structures, which falls under site clearance and demolition contractors rather than ground clearance
- General construction-site debris and skip waste removal, handled separately from vegetation, root and topsoil work
- Structural engineering design, foundation design or building warrant drawings - we prepare ground to specification but an engineer certifies the foundation design itself
- Utility diversion or reinstatement work - we survey, protect and work around existing services, but relaying or diverting them sits with the utility company or their own contractor
- Emergency or out-of-hours mobilisation, which carries a call-out premium on top of standard rates rather than being included as standard
From Site Visit to Handover: How We Run a Ground Clearance Job
- Enquiry and site details: you send over plot size, current ground state (scrub, felled trees, old hardstanding), and what's planned once the ground's ready, so we can gauge machinery and time before the visit.
- Site visit and assessment: we walk the plot to check vegetation cover, root systems, any trees worth keeping in the new layout, soil type and compaction, and access for machinery, flagging anything needing a specialist elsewhere.
- Written quote: a free, no-obligation quote covers the clearance scope, machinery involved and any coordination needed with other trades or specialists.
- Vegetation and root clearance: crews clear vegetation and scrub, then remove root systems - grinding out root balls and plates so they don't leave voids or cause settlement later.
- Grading, compaction and drainage prep: the cleared ground is graded and compacted to the levels and falls specified for the site, with drainage runs and soakaway locations prepared as part of that levelling.
- Handover: we walk the finished ground with you, or with your groundworker or engineer, to confirm it's ready for the next stage - level, compacted, and matching what was specified.
Nineteen Years of Glasgow Ground Conditions, Not Generic Land Clearance
Ground clearance for a development plot is a different job from garden tree work, and it needs different machinery, not just chainsaw experience. Our team's NPTC/Lantra certificates cover the plant this kind of site actually requires - 360 excavator, timber crane, forwarder trailer, stump grinder and FMO tractor among them - so root removal, grading and material handling on a construction plot can be run by the same crew rather than passed between subcontractors.
Full insurance cover applies across that plant use as well as the tree work itself, which matters on a site where a groundworker or engineer is relying on the ground being genuinely ready, not just cleared of visible growth. Where a plot has trees worth keeping in the new layout, our NPTC Professional Tree Inspection qualification is what decides that rather than a guess, and any tree work carried out along the way is to British Standard BS3998. A root plate left in the ground under what looks like cleared soil is exactly the kind of thing that shows up as settlement under a foundation months later, so on a clearance job we grind or dig those out as standard.
Beyond the City: Our Wider Development Corridor
Most of our development-prep work is on and around Glasgow's own infill and brownfield plots, but the ground itself varies a good deal across the wider area we cover. Out toward Newton Mearns, Giffnock and Clarkston, sites are more often former farmland turned over to housing, so the subsoil tends to be undisturbed clay rather than made ground. Barrhead's older plots carry more industrial history, with mill and industrial buildings on some sites meaning buried footings or hardstanding can turn up under what looks like open ground.
Head north to Bearsden and Milngavie and the ground shifts again - closer to the Campsie foothills, shallower soil over rock is more common. Bishopbriggs and Kirkintilloch sit along the old Forth and Clyde Canal corridor, an area with a genuine coal mining history, so ground investigation on some plots there needs to account for shallow historic workings. Down the water at Greenock, former shipyard and dockland sites can still have old quay foundations or reclaimed fill beneath the surface. We take all of these on case by case, and where a site's history raises a real question over what's under the surface, we say so before quoting rather than after.
Ground Clearance and Site Clearance, Side by Side
| Commercial Ground Clearance | General Site Clearance | |
|---|---|---|
| Main focus | Preparing the land surface and subsoil for construction - vegetation, roots, grading, drainage | Removing debris, demolition waste and existing structures from a site |
| Typical starting point | A vegetated, partially developed or greenfield plot | A site with existing buildings, hard standing or accumulated waste |
| Root and soil work | Root system removal, topsoil stripping, soil quality assessment, compaction checks | Not typically included |
| End result | Level, compacted, construction-ready ground meeting building regulation and foundation specifications | A site cleared of debris and structures, ready for the next trade |
| When you need both | Common on Glasgow infill and brownfield plots - we coordinate the two under one contract where required | Usually the first stage, before ground preparation begins |
Frequently Asked Questions
What's the difference between ground clearance and general site clearance?
Site clearance is about removing existing structures, hard standing and debris from a plot; ground clearance is the next stage down - vegetation, roots, topsoil and subsoil - to get the surface ready for foundations. A lot of Glasgow infill and brownfield sites need both, and where that's the case we coordinate the two together.
Do you remove tree roots as well as felling the trees?
Yes - felling a tree without taking out the root plate leaves a problem for whoever builds on that ground later, since decaying roots create voids that can cause settlement under a foundation. We grind or dig out root systems as standard on clearance work, not as an optional extra.
Can you tell me what's actually in the ground before work starts?
Our site visit covers a visual and physical assessment - soil type, compaction, obvious obstructions like old hardstanding - which is enough to plan the clearance and grading. It isn't a full ground investigation with boreholes or lab testing; if a site has a history that raises real contamination concerns, that testing and any remediation is carried out by licensed contaminated land specialists we coordinate with.
What if the site turns out to be contaminated?
We don't carry out contaminated ground remediation ourselves - soil removal, chemical treatment or barrier installation on a confirmed contaminated site needs a licensed specialist, and we work alongside them so the clearance and remediation stages don't conflict.
How much does ground clearance cost?
It depends on how much vegetation and root work there is, how the ground tests for compaction, and how easy the site is for machinery to access - a small infill plot with light scrub is a different job to a larger site with mature trees and poor access. Quotes are free and no-obligation, but a genuine figure needs a site visit.
Do you deal with demolition or removing old foundations?
No - demolishing existing buildings, hard standing or below-ground structures sits with site clearance and demolition contractors rather than ground clearance. We prepare the ground once that stage is done, or run alongside it where a site needs both under one programme.
Does every tree on a development plot have to come out?
Not necessarily. Where a site has trees worth retaining in the new layout, we assess which are stable enough to keep using our NPTC Professional Tree Inspection qualification, rather than defaulting to clearing everything. Any tree work carried out on site, retained or removed, is done to British Standard BS3998.
